Selling Your Olympia WA Home – Your Promotion Strategy to Attract Today’s Home Buyers

Madrona Park, Lacey WA

Your Promotion Strategy has many prongs for success. They are:

  • Content – understanding what buyers want and providing the information they need.
  • Photography/Video – using this medium to convey not only the home’s features but a lifestyle.
  • Who to Market To – targeting Buyer Brokers with qualified buyers and using targeted buyer ads.
  • On-Site – signage
  • In-Person

Looking at each of these in more detail, let’s start with Content.

Captivating Content

Your home has compelling features that make it the dream home for the next owners, and this is captured through engaging narratives, quality photography, videos, virtual tours and more.  Although I can only describe the house, not the potential occupants, we can still create an engaging story.

“A sunny playroom with space for rocket ships and tea parties.”

“A media room wired to capture all the action of the big game.”

Inspiring Photography

Inspiring photography of your home, showcasing its best features, is key to attract buyers to your home. Here are a few examples of my listing photography:

Videos and Walk-Thru Videos

Videos are very important for buyers to see how rooms relate to each other and how the house “flows.” A walk-thru video can accomplish this nicely. Although this may not reduce in-person showings (and that isn’t the goal), it helps focus the showings to serious buyers. Here is one example of a walk-thru video I did for this home in Tumwater, WA:

Drone Photography and Video

I’ve added a drone to my marketing arsenal and include drone photographs and drone videos in the marketing of your home.

Where will my listing be posted?

With your captivating description, great photography and your walk-thru video, where is all of this posted so buyers can see this online?

various broker logos

Your listing will be distributed to local and national websites, brokerage websites, third-party sites and promoted on many social media platforms. The image above is only a handful of websites where potential buyers can see your home online.

Social media outlets are also helpful. For example, on this site, I can go into detail about the features of your home, the surrounding community, and benefits for buyers looking at your home.

Here’s an example of a listing post that I shared across my WordPress site, YouTube, Twitter and Instagram:

Targeting Buyers

  1. Using the power of big data that is collected online, your listing is able to reach actual buyers using targeted, paid ads. With this behavior targeted ad, we eliminate the guessing game to reach your desired market.
  2. Buyer Brokers – this is an invaluable source to find active, motivated, prequalified buyers. Attracting Buyer Brokers to your property through email blasts, network events, broker tours, REALTOR meetings and more are a key component to my marketing plan.

On-Site Marketing

A professional For Sale sign is installed along with an affixed permanent laminated flyer (to keep it green and clean!).

In-house flyers with additional information for the buyer will be provided.

Shoe covers and if you request, I can also provide gloves and hand sanitizer for guests touring your home.

In-Person

With the COVID-19 restrictions earlier in 2020, Open Houses and Broker Tours are cancelled. Instead, virtual showings using video, FaceTime and Zoom are the new norm.

Networking – my firm holds weekly virtual meetings to discuss listings and I’m involved in other REALTOR® committees to network and promote your home.

Conclusion

Each method of promotion and medium is executed at the highest level to give you the best results. As you are preparing to list your home, I am also preparing to create the strongest, most compelling promotion of your home to motivated buyers.
