Campus Peak is located in Lacey, WA with many homes on The Woodlands golf course in Hawks Prairie.

Homes are still being built in this neighborhood by the top-rated builder, Rob Rice Homes

Campus Peak homes are all two-story, single-family homes with one plan offering a main floor junior suite.  In Campus Peak, you can find homes that back the beautiful fairways of the golf course or the lush greens of the natural, undeveloped City of Lacey park.

In looking at January to June 2020 active listings, pendings and closed sales, here is the summary of the real estate market in Campus Peak in Lacey, WA.

There are 90 homesites in Campus Peak.  Because this is such a small section of the real estate market, click here for the broader market snapshot for all of Thurston County, WA.  But Campus Peak is in line with what the rest of the market is doing:

  • Low inventory
  • Pending sales are down (but we expect to ramp up again this summer)
  • Firmly seated in a deep Seller’s Market
  • Increased home prices

As of today’s writing (June 30, 2020), there are 4 homes that are pending:

8821 Shepard Way NE, Lot 89 – 5 bedroom/2.5 bath/2,692 SF home – $474,950

4327 Dudley Dr NE, Lot 37 – 5 bedroom/2.5 bath/2,692 SF home – $498,530

There was one closed sale in June 2020:

8817 Shepard Way NE, Lot 88 – 4 bedroom/2.5 bath/2,385 SF home – $450,000

Price Ranges for Campus Peak

For 2020, sales prices ranged from $450,000 to $474,950.  There was only one resale home that sold this year and one resale home is currently pending.  The rest of the sales and pendings are new construction.
