Tenino and Bucoda real estate market snapshot.  As fall approaches, the market is still going strong.  These market stats are not SCARY at all!

All the numbers look great for the Tenino and Bucoda areas!

  • Sales Prices are up.
  • Number of home sales is up.
  • Inventory numbers have improved.  Between the buyer activity and the fewer listings on the market, this has pushed this area into a strong seller’s market.
  • Number of listings has improved with fewer homes on the market, leaving buyers with fewer choices and sellers with less competition.

What does all this mean? In a nutshell, the market has improved and is still improving for sellers, who are able to sell their home and in many cases, seeing a profit.

Buyers should be prepared to make decisions quickly, be willing and able to write a compelling offer, and be financially qualified with a reputable local lender.

Prices are still below what they should be, and there is still pent up demand.  That means there are still buyers and sellers waiting on the sidelines to make their next move.

Why live in Tenino?

Tenino WA is located Southeast of Olympia off of Old Highway 99. There is some dispute how Tenino got its name; some say it is from a Native American word meaning “junction” or “meeting place;” others say it was named after the railroad engine numbered “10-9-0.”

Why live in Bucoda?

Bucoda WA is just south of Tenino. Bucoda’s name is clearly documented. It was named after three men in the town’s mining business: James Buckley, Samuel Coulter and John David. Bucoda was the location of the territory’s penitentiary in the late 1800s. In 1887, the penitentiary was relocated to Walla Walla, WA.

Schools: Many residents of these towns are in the Tenino School District and Centralia School District.

Both towns feature farming parcels as well as vintage homes in the downtown areas. Some residents have lake views and golf course views. Neighborhoods include Maytown, McIntosh Lake, McIntosh Ridge, Offut Lake and Scott Lake.
