Tumwater Real Estate Market Snapshot.  As fall approaches, the market is still going strong.  These market stats are not SCARY at all!

All the numbers look great for the Tumwater area!

  • Sales Prices are up.
  • Number of home sales are up.
  • Inventory numbers and number of homes listed for sale are improved.  This is great news for sellers.  Sellers have less competition but buyers have less inventory to choose from.
  • With 2 months of inventory, Tumwater area sellers are in a seller’s market.  (A sellers’ market is 0-3 months of inventory.)

 

What does all this mean? In a nutshell, the market has improved and is still improving for sellers, who are able to sell their home and in many cases, seeing a profit.

Buyers should be prepared to make decisions quickly, be willing and able to write a compelling offer, and be financially qualified with a reputable local lender.

Prices are still below what they should be, and there is still pent up demand.  That means there are still buyers and sellers waiting on the sidelines to make their next move.

Tumwater WA real estate market update for June 2015

Sales Prices continue to rise at a steady pace over the last two years. This is due to several factors including continued low interest rates, low inventory, and strong buyer activity.  Buyers are back in the market and ready and able to buy.

With 2 months of inventory, Tumwater is in a hot sellers’ market.  (A sellers’ market is 0-3 months of inventory.)  And it’s no wonder – Tumwater is a great location for commuting, amenities, schools, mountain views, and recreational activities.

The number of homes for sale is at a steady clip.  What new listings are added, buyers are snapping up those listings that are priced right.  (Overpriced listings will still sit on the market, untouched by buyers, no matter the market.)

 

What does all this mean?

Because sales prices have increased and the market has willing and able buyers, the market is seeing fewer distressed properties (short-sales, bank-owned homes, and foreclosures), which has helped heal the market.  This has led to two years of solid home sales and home prices.

Buyers are still enjoying historically low interest rates, even when it was predicted interest rates were going to rise by the end of 2014.  That prediction didn’t materialize, and buyers still have time to lock in to a great rate.  Current rates are at about 4% with VA and FHA buyers enjoying even lower rates.

Sellers who have been waiting to sell, can now be confident they CAN sell and in some cases, see a profit.

Sellers who purchased in 2005-2009 (the height of sales prices) are still waiting to see gains on average.  The market has not yet recovered fully to recoup the fall of the market during those years.  (To emphasize, these are county-wide averages.)

Tumwater Real Estate Market Snapshot for the third quarter 2014


Average Sales Price for Q3 2014 is
$253,142. This is a nice increase from last year at this time when the average sales price was $239,332!


Number of Home Sales is 82 vs. 97 last year at this time.


Months of Inventory has remained in a balanced market at 4 months of inventory now and was 5 months for last year at this time.

How fast are homes selling in Tumwater? On average, homes were on the market for 61 days, which is a good pace.  In the hottest of markets, homes were taking about 30 days to sell.

What does this mean for Sellers?

Sellers in Tumwater are seeing they can sell now.  Currently there are 149 homes listed for sale. Last year at this time there were 130 homes listed, so there is steady listing activity.

Sellers have confidence that when they list their home for sale, it will sell and for a return.

Sellers still need to price appropriately. Right now the average list price is $278,731 with the average sales price of $253,142. In broad terms, sellers in Tumwater are pricing a little high as there is about a 9.2% difference between the list and the sales price.  But even in the hottest market, overpriced homes did not sell.

What does this mean for Buyers?

Buyers can find deals in Tumwater.   Right now, there is good inventory in Tumwater and on average, some of these listings are priced high.  But if you see a property that matches your criteria, don’t wait for the seller to do a price reduction.  With a smart strategy and a negotiation plan in tact, buyers could get a great house at a great price.

Pay attention to where interest rates are heading. Even though interest rates have remained low despite predictions, experts agree time is running out for buyers to take advantage of rates below 4%. Buyers will need to stay on top of where interest rates are heading.

Average Sales Price for Q2 2014 is
$248,535.  This is a nice increase from last year at this time when the average sales price was $239,859. 


Number of Home Sales is 105 vs. 114 last year at this time.


Months of Inventory has remained in a seller’s market at 3 months of inventory now and was 3 months for last year at this time.  
 

How fast are homes selling in Tumwater?  On average over the last six months, homes were on the market for 68 days.

What does this mean for Sellers?

Sellers in Tumwater are not afraid to list their homes for sale, especially being in a seller’s market.  Currently there are 110 homes listed for sale.  Last year at this time there were 118 homes listed, so there is steady listing activity.

Sellers have confidence that when they list their home for sale, it will sell and for a return.

Tumwater is a great middle point for Olympia and Lewis County employment centers with easy access to I-5.  Tumwater is close to many State and Federal buildings, the Olympia Airport, parks, and shopping centers.  Most residents are in the Tumwater School District. Tumwater offers a mix of new construction, condos/townhomes and vintage homes.

Average home prices for Tumwater are up 4.6% from last year at this time.  This area has seen very good growth from 2012 to 2013.  Thurston County overall has seen incremental home sales price increases (2.4% last year).  Thurston County’s average home price is currently $225,006.

The number of homes sold is great to see!  Buyers are coming back and sellers are pricing appropriately and accordingly with the market.  More new construction is being completed after a short time of a new construction slow-down.

Along with the increase in the number of homes sold is a solid absorption rate.  Tumwater is currently in a seller’s market.  The average absorption rate for Thurston County is 5 months.

Market Timeline

WHAT DOES THIS MEAN FOR SELLERS?

The bottom has hit and we are moving passed the lowest point of the market.  This doesn’t mean prices will skyrocket upward.  The market still has many months of recovery but the downward spiral has stopped.  Tumwater has remained steady over the last few years.

Sellers still need to price appropriately with the market.  No matter if it’s a “hot” seller’s market or a slow buyer’s market, sellers still need to price right according to the conditions of the market in order to have a successful sale.

Less inventory.  This is good for sellers as there is less for buyers to choose, and we have seen multiple offer situations with several buyers competing for the same property.

Overall, it’s been a long time coming, but the market has improved enough for many sellers to consider their next move.

WHAT DOES THIS MEAN FOR BUYERS?

Buyers need to act – no more fence-sitting.  The luxury of waiting and watching the market are over for buyers.  With less inventory and more buyers entering the market, buyers may find themselves competing for a property.

Pay attention to where interest rates are heading.  Even though interest rates below 6% are considered very low, many buyers over the last five years have enjoyed rates at half that – 3% to 4%.  Lenders are predicting interest rates at 5% by the end of 2014.   Buyers will need to stay on top of where interest rates are heading.

Be prepared.  Buyers need to be prepared financially to purchase a property.  That means working with a quality local lender and getting pre-approved so that you are ready to make an offer when you find the right house.  Secondly, buyers need to be prepared that a seller may not agree to pay a buyer’s closing costs.
