Lake Saint Clair / Pattison Lake / Sunwood Lakes real estate market snapshot.  As fall approaches, the market is still going strong.  These market stats are not SCARY at all!

All the numbers look great for the Lake Saint Clair / Pattison Lake / Sunwood Lakes area!

  • Sales Prices are up.
  • Number of home sales is up.
  • Inventory numbers have improved.  Between the buyer activity and the fewer listings on the market, this has pushed this market into a strong seller’s market.
  • Number of listings has improved with fewer homes on the market, leaving buyers with fewer choices and sellers with less competition.

What does all this mean? In a nutshell, the market has improved and is still improving for sellers, who are able to sell their home and in many cases, seeing a profit.

Buyers should be prepared to make decisions quickly, be willing and able to write a compelling offer, and be financially qualified with a reputable local lender.

Prices are still below what they should be, and there is still pent up demand.  That means there are still buyers and sellers waiting on the sidelines to make their next move.

Schools: Many residents are in the North Thurston School District and Yelm School District.

Lake St. Clair WA real estate market update for June 2015

Sales Prices continue to rise steadily in the Lake Saint Clair / Pattison Lake / Sunwood Lakes area, and increasing at a sustainable pace.

With 3 months of inventory, this area continues to sit comfortably in a sellers’ market.  (A sellers’ market is 0-3 months of inventory.)  Low inventory and active buyers are creating this sellers’ market.

The number of homes listing for sale has remained steady and is down slightly from last year, but still giving sellers less competition.  Sellers still need to continue to price their homes right.  (Overpriced listings will still sit on the market, untouched by buyers, no matter the market.)

 

What does all this mean? Buyers are still enjoying historically low interest rates, even when it was predicted interest rates were going to rise by the end of 2014. That prediction didn’t materialize, and buyers still have time to lock in to a great rate. Current rates are at about 4% with VA and FHA buyers enjoying even lower rates.

Sellers who have been waiting to sell, can now be confident they CAN sell and in some cases, see a profit.

Sellers who purchased in 2005-2009 (the height of sales prices) are still waiting to see gains on average. The market has not yet recovered fully to recoup the fall of the market during those years. (To emphasize, these are county-wide averages.)

Why live in Lacey?

Lacey residents take pride in their town! The city sponsors many events throughout the year to promote a sense of community with events such as this one:

Summer’s End at Lacey – Rod, Custom and Specialty Car Show – September 19, 2015.

Nearly 20 percent of Lacey is made up of parks and green space, giving residents lots of places to walk, relax and enjoy a bit of nature. But green space isn’t the only thing green about Lacey. It is one of the few cities in the US to be an official EPA Green Power Community, for its commitment to green power use.

Lacey is also popular with commuters who need easy access to I-5, and Lacey is approximately 30 minutes to JBLM.

Schools: Most residents in the area are in the North Thurston School District.

average sales price lake st. clairAverage Sales Price for Q3 2014 is $283,320. This is up from last year at this time when the average sales price was $254,683.

Number of Home Sales is 44 vs. 33 last year at this time.

Months of Inventory is in a seller’s market with 3 months of inventory. This is a dramatic change from last year where there were 12 months of inventory, making this area a strong buyer’s market.

How fast are homes selling in the Lake Saint Clair, Sunwood Lake area? On average, homes were on the market for 85 days.


What does this mean for Sellers?

More sellers are entering the market, which means more competition among sellers. Currently there are 53 homes listed for sale. Last year at this time there were 48 homes listed, so there is steady listing activity.

Sellers need to price appropriately, but they are doing a job! Right now the average list price is $293,105 with the average sales price of $283,320. In broad terms, sellers in this area are pricing well, which is selling off the inventory.

Buyers still have a good inventory of homes available.  Although buyers right now have many choices, they may find that there may not be much negotiating room as on average, sellers are pricing their homes appropriately.

Average Sales Price for Q2 2014 is $201,980.  This is up from last year at this time when the average sales price was $198,992.

Number of Home Sales is also up:  48 vs. 44 last year at this time.

Months of Inventory is in a seller’s market with 3 months of inventory.  This is a slight increase from last year when there were 2 months of inventory.

How fast are homes selling in Lacey?  On average over the last six months, homes were on the market for 60 days.


What does this mean for Sellers?

Sellers are feeling more confident in listing their homes for sale.   Currently there are 128 homes listed for sale.  Last year at this time there were 86 homes listed, so there is steady listing activity.


Sellers still need to price appropriately.
  Right now the average list price is $238,909 with the average sales price of $201,980.  In broad terms, sellers in Lacey are pricing a little high.  But even in the hottest market, overpriced homes did not sell, and sellers need to price right for the market conditions.

Average Sales Price for Q2 2014 is $233,232.  This is down from last year at this time when the average sales price was $247,392.

Number of Home Sales is 22 vs. 29 last year at this time.

Months of Inventory is in a buyer’s market with 16 months of inventory.  This is a dramatic change from last year where there were 5 months of inventory.

How fast are homes selling in the Lake Saint Clair, Sunwood Lake area?  On average over the last six months, homes were on the market for 59 days.


What does this mean for Sellers?


More sellers are entering the market,
which means more competition among sellers.   Currently there are 65 homes listed for sale.  Last year at this time there were 51 homes listed, so there is steady listing activity.

Sellers need to price appropriately.  Right now the average list price is $281,637 with the average sales price of $233,232.  In broad terms, sellers in this area are pricing too high, therefore there are not enough sales and buyers to keep up with the new listings being added.  But even in the hottest market, overpriced homes did not sell, and sellers need to price right for the market conditions.

Average home sale prices for Southeast Thurston County are holding steady.  This stability is part of the recovery process, and as other parts of the county are seeing, Southeast Thurston County is poised to see an increase in average home price.  Thurston County has also remained flat with an average home sales price of $232,310 in 2012 and $237,854 in 2013.  Thurston County’s average home price for January 2014 is $225,006.

The number of homes sold for Southeast Thurston County is also holding steady with minimal fluctuation, which is good to see (rather than a downward trend).

The absorption rate currently is skewed right now as a buyer’s market. However this area of Thurston County was in a seller’s market last year at this time.  This is a desired area for housing and I expect this area to be in a seller’s market later this year.  The average absorption rate for Thurston County is 5 months.

WHAT DOES THIS MEAN FOR SELLERS?

The bottom has hit and we are moving passed the lowest point of the market.  This doesn’t mean prices will skyrocket upward.  The market still has many months of recovery but the downward spiral has stopped.

Sellers still need to price appropriately with the market.  No matter if it’s a “hot” seller’s market or a slow buyer’s market, sellers still need to price right according to the conditions of the market in order to have a successful sale.

Less inventory.  This is good for sellers as there is less for buyers to choose, and we have seen multiple offer situations with several buyers competing for the same property.

Overall, it’s been a long time coming, but the market has improved enough for many sellers to consider their next move.

WHAT DOES THIS MEAN FOR BUYERS?

Buyers need to act – no more fence-sitting.  The luxury of waiting and watching the market are over for buyers.  With less inventory and more buyers entering the market, buyers may find themselves competing for a property.

Pay attention to where interest rates are heading.  Even though interest rates below 6% are considered very low, many buyers over the last five years have enjoyed rates at half that – 3% to 4%.  Local lenders are predicting interest rates to be at 5% by the end of 2014.  Buyers will need to stay on top of where interest rates are heading.

Be prepared.  Buyers need to be prepared financially to purchase a property.  That means working with a quality local lender and getting pre-approved so that you are ready to make an offer when you find the right house.  Secondly, buyers need to be prepared that a seller may not agree to pay a buyer’s closing costs.
