In last month’s report, I wrote about Absorption Rate. Here is another view of this. This chart shows that the number of new listings to the number of buyers is just about equal. In 2007, we had an overabundance of listings with not enough buyers to absorb the inventory. We are now in a balanced market, on the cusp of a seller’s market in some locations in Thurston County.

Average Home Prices – a flat trend for the last 18 months
We are in the midst of a transition coming from a strong buyer’s market into a balanced market and heading towards a seller’s market. Buyers will not be disappointed with their home purchase in 2013, however the trend is shifting. Buyers should to take action sooner rather than later to reap the benefits of the Olympia WA real estate market.
