January – June 2011 vs. January – June 2012

 

In January – June of this year, there were 40 single family home sales in DuPont.  This is down from this same time last year where there were 69 homes sales.  Inventory levels are down from the last few years, and buyers have fewer choices, which mean home prices are slowly creeping up.  We can see that the average sales price has increased slightly from $290,644 to $297,289 for the same time periods.

However today’s sellers still need to price appropriately although average days on market have improved from year-to-date 2011 to 2012.  DuPont went from 80 days on market to 68.5 days on market.  This shows that sellers are pricing homes correctly; and it also shows short-sales and other distressed sales are working through the banking system more efficiently.

Northwest Landing in Dupont, WA is located just minutes from Joint-Base Lewis McChord (JBLM) on the west side of Interstate 5.
