Northwest Landing in DuPont, WA – April 2012 Market Update

April 2012 Real Estate Market Update

Dupont market stats

In January – April of this year, there were 24 single family home sales in DuPont.  This is down from this same time last year where there were 42 homes sales.  In 2010, there were also 42 homes sales during this same time period.

DuPont is starting off very slow in home sales for 2012.  The number of single family homes for sale has remained steady – 17 homes for sale in May and that number is the same for last month.  But these are not the same 17 homes.  Some sellers are choosing to rent and taking their homes off the market, and new listings are coming on the market.

There is a demand for buyers in DuPont but home prices have fluctuated minimally throughout the last several years.  DuPont has proven to be a stable market in average price but not in the number of home sales.  There are qualified buyers however these savvy buyers are not considering homes with over-inflated listing prices.  Sellers still need to price appropriately for the market, stage their homes to sell, and have dynamic marketing.
