The Masters Golf Tournament just ended, crowning Adam Scott as the winner, edging out Angel Cabrera in a playoff.  The Indian Summer Golf & Country Club (in Olympia, WA) real estate market for the first quarter of 2013 isn’t quite the Adam Scott or the Angel Cabrera of real estate, but the market is holding steady.

Here is this quarter’s real estate market report for Indian Summer Golf & Country Club by Francine Viola of Coldwell Banker Evergreen Olympic Realty.

For the first quarter 2013, we currently have 13 homes listed for sale in the Northwest Multiple Listing Service, 5 homes that are pending, and 2 homes have sold this year.  Here is the current snap shot of activity in Indian Summer:

Indian Summer Golf & Country Club market snap shot

The average list price of the current listings: $390,376

The average sold price of the current solds: $281,800 (but there were only 2 homes that have sold in 2013)

Home prices in Indian Summer have shown a decline due to the short-sale activity and bank-owned property sales.  But non-distressed Indian Summer sellers are feeling more confident this year in 2013 than last year as it’s just not new construction that is being listed.
