The 2013 DuPont WA real estate market is off to an early start to the typically busy spring and summer market. DuPont has seen an uptick in new listings come on the market with currently 33 single family homes for sale and 11 condos for sale. This is the highest number of listings since the summer of 2011.
Here is this quarter’s real estate market report for DuPont WA in Pierce County by Francine Viola of Coldwell Banker Evergreen Olympic Realty.
DuPont Real Estate Market
DuPont WA, a desirable location for JBLM commuters, has remained a steady corner of the Pierce County market. For March 2013, the average sales price in all of Pierce County was $217,115 compared to DuPont’s average home price of $295,200. This is the highest the average price has been since the summer of 2010.
DuPont’s home prices are higher due to the demand for short commuting times to JBLM, easy access to Interstate 5, as well as it’s just a great place to call home!
What this means for Sellers
Sellers still need to price right. Over-priced listings, in any market, will not attract a buyer because buyers refuse to waste their time in trying negotiate the price down to fair market value. But the good news is in DuPont, final sales prices from the last listing price on average has been 97.2% to 99.7%.
What this means for Buyers
Relatively low home prices and low interest rates are still in your favor but this may be the last year with both low prices and low rates. Buyers may also need to prepare for multiple offer situations. Buyers now have competition for well-priced homes. In order to prepare, buyers need to be ready to go if they need a loan (prequalified with a local lender) and need to be able to make that quick decision, if needed.
