DuPont has and continues to survive the wild wave of the real estate market.  As I’ve reported for many months, DuPont has remained a relatively stable compared to the rest of Pierce County.  This is due primarily to its location to I-5 and to Joint-Base Lewis McChord. 

The average home sales price in all of Pierce County for the month of July 2012 is $218,296.  For DuPont, that average is $299,394.

The number of homes sold is down compared to years’ past but so is inventory.  There are fewer homes for buyers to choose from and this has led to the average sales price inching up. 

Other good news is we are seeing multiple offers.  Buyers are out there and are willing to compete for a well-priced home.  BUT today’s sellers in DuPont still need to price appropriately.  Just because the numbers are turning around doesn’t mean list prices can be over-inflated.  Sellers will not receive showings nor an offer on homes that are over-priced for the current market conditions.

Dupont, WA is located just minutes from Joint-Base Lewis McChord (JBLM) on the west side of Interstate 5.
