  • Sales Prices are down just slightly.
  • Number of home sales is up.
  • Inventory numbers have improved.
  • Number of listings has improved with fewer homes on the market, leaving buyers with fewer choices and sellers with less competition.

What does all this mean? In a nutshell, the market has improved and is still improving for sellers, who are able to sell their home and in many cases, seeing a profit.

Buyers should be prepared to make decisions quickly, be willing and able to write a compelling offer, and be financially qualified with a reputable local lender.

Prices are still below what they should be, and there is still pent up demand.  That means there are still buyers and sellers waiting on the sidelines to make their next move.

  • Number of Condo Sales is 26 vs. 18 condo sales last year at this time.
  • Months of Inventory right now is in a seller’s market (2 months of inventory). Last year at this time was a buyer’s market.
  • How fast are condos selling in DuPont? Top 5 Questions to ask when buying a condo in DuPont WA

When buying a condo in DuPont, WA the biggest question is whether or not a lender can provide a loan. Not only does the buyer need to qualify for a loan, but so does the condo complex.

Listing agents, buyer’s agents and buyers should ask these five questions to help determine if the buyer’s lender can offer a loan.

1) What is the owner-occupancy rate? What is the ratio between owner-occupied units and renters? Lenders like to see high owner-occupancy rates because an investor is more likely to default on his secondary properties than his primary property.

2) How many owners own more than one unit? You want to know if there is one owner/investor who owns several units. For lending eligibility, typically one investor cannot own more than 10% of the units.

3) What is the delinquent rate for monthly dues? How many owners are delinquent in paying their monthly fees? This puts a strain on building and maintaining the condo reserve account, and additional fees can arise for condo owners if the association pursues legal action to collect the delinquent fees.

4) Is there any pending litigation against the association? There could be liens put upon the units and potential special assessments charged to condo owners to pay for legal fees.

5) How much is in the reserve account? Typically, lenders would require there are 10% in reserves set aside in the condo budget for maintenance. For the condos in DuPont, WA, this has been the most common challenge in obtaining a loan.

Average Sales Price for Q3 2014 is $315,271. This is up from last year at this time when the average sales price was $301,841.

Number of Home Sales is 29 vs. 39 home sales last year at this time.

Months of Inventory right now is in a buyer’s market (7 months of inventory). Last year at this time was a seller’s market with 3 months of inventory.

How fast are homes selling in DuPont? On average over the last six months, homes were on the market for 67 days, which is a little sluggish for DuPont.

What does this mean for Sellers?

Sellers in DuPont face competition. Currently there are 59 homes listed for sale. Last year at this time there were 35 homes listed, so there is an increase in listing activity, and sellers need to be competitive with having a clean, move-in ready home that is priced right.

Some sellers are realizing profits.  Many homeowners have had to choose to rent instead of sell because they could not break even or see a gain.  Sellers who purchased in 2006-2008 are having to wait in order to see a gain as that was the height of the DuPont market.

Average Sales Price for Q2 2014 is $305,942.  This is up from last year at this time when the average sales price was $304,929.  DuPont commands a higher price point from other parts of Pierce County.  Pierce County’s average sales price is $253,280.

Number of Home Sales is steady with 33 vs. 39 home sales last year at this time.

Months of Inventory is 4 months in a balanced market.  Last year, there were fewer homes listed for sale and therefore the months of inventory was down to 2 months.

How fast are homes selling in DuPont?  On average over the last six months, homes were on the market for 45 days.

What does this mean for Sellers?

MARKET SNAPSHOT:

Current Listed Homes Price Range: $209,000 to $719,950

Average home sale prices for DuPont comparing the first 3 months of 2014 to 2013 did see a decline, however in 2013, the homes that sold were much larger, averaging about 2,800 square feet.  In  the first quarter of 2014, the average square footage of the sold homes were about 1,600 square feet, which would explain the price difference.

The number of homes sold in DuPont has started off well compared to last year’s first quarter.  This shows there are able and qualified buyers and sellers have priced appropriately.

The number of homes currently listed is much higher than last year.  Last year saw 33 homes listed for sales at this time.  But there are enough buyers to absorb this increase.

 

WHAT THIS MEANS FOR SELLERS

Sellers still need to price right.  Over-priced listings, in any market, will not attract a buyer because buyers refuse to waste their time in trying to negotiate the price down to fair market value.

The higher inventory numbers should be considered by sellers when pricing because buyers have more homes to choose from currently.  To stay competitive, Sellers need to promote a priced-right, neat-and-clean home that buyers can’t pass up.

 

WHAT THIS MEANS FOR BUYERS

Competition getting stronger for well-priced homes.  The bottom of the market has passed and now is the time to make your move to catch the tail end of the fading buyer’s market.  Brace yourselves for less negotiating room with sellers and be prepared to cover your own closing costs.

Buyers may also need to prepare for multiple offer situations.  Buyers now have competition for well-priced homes.  In order to prepare, buyers need to be ready to go if they need a loan (prequalified with a local lender) and need to be able to make that quick decision, if needed.

Keep an eye on rising interest rates.  Lenders are predicting interest rates to hit 5% by the end of 2014, however this still is a really low rate.  Just ask your parents what their mortgage rate was; it probably was around 15%!
